Full Re-Locatable Home Extension at Limeburners Creek – Clarence Town

This home was a small, re-locatable house with 2 bedrooms. The client wanted to extend this little house for more convenience and space for their growing family.

First, we inspected the home on how are we going to extend it. After that, is game on, and into the renovation.

We added on a huge extension of 6m X 7.2m. This extension gave them an additional master bedroom with en-suite and a lounge room. We also stripped the existing rear deck & patio roof.

After that, we poured concrete mix to pier holes where we laid down brick piers. We also install H3 LVL bearer & joist, a 19mm green Tongue & compressed flooring in the en-suite area. We stood prefabricated timber frame & trusses.

Next up we installed colour bond roof sheeting with the anti-condensation blanket, barge, and guttering.

Later we installed new windows and doors plus relocated another window. We had to get some Forever Board cladding to match the existing ones.

Then we install plasterboard, cornice and hung doors.

We put a modern en-suite in using wall hung vanity with china top, fix frameless glass shower screen, back to wall toilet, use 600 x 300mm gloss white rectified tiles with grey grout.

Zapt electrical installed in-cased LED down-lights including 4 lights in the existing house and 2 new fans.

We replace front deck board with Merbau screw-less decking boards plus 2 step gal stringers and 2 x 1200mm Merbau treads.

The clients were extremely pleased with the result, time frame, and cost. Once the existing cladding is clean it would be hard for anyone to tell inside and out that there has been an extension.

Sunrooms Designed With Year-Round Living In Mind are great for every home. These are specially designed rooms that have large glass windows to allows a lot of sunlight to enter the room.

This job was a little unusual. The sunroom we built at Cessnock had been crashed into by a car and ended up becoming an insurance job.

The client immediately called us to help them with the renovation of their beloved area. Because this is an insurance job, the assurance for the damaged property to recover or change into something new is important.

The damage of the car cashed made to this sunroom is severe and given us a lot of work to do. Before we started to work on it, we first inspected the sunroom, and found out that the car damaged both the brickwork and the windows.

We removed 3 windows, a section off the ceiling and 70% of the brickwork.

To ensure the durability and strength of the new wall, we changed the bricks into a brick veneer wall. (Brick veneers are external, non-structural brick walls that conceal a structural wall of another material like steel and timber.)

For this sunroom, the internal wall is made from timber and plasterboard.

We matched the brick veneers with the existing brick wall. We laid the wall and pier to match the original design and colour of the brick wall. We also installed new powder coated sliding windows.

Then the plasterboard which is the internal wall is painted with modern Pascal grey. This colour is way better than the canary yellow which is the old colour of the wall.

Turns out, the new appearance and insulation of this sunroom are way better than before!

This Maryland property we worked on required an extra toilet in the house and then we added some more storage.

To do this we reconfigured the laundry to make some extra space for a toilet.

Then added tile on the walls up to 1.2m high.

Then moved laundry wall towards the large kitchen to gain the wardrobe space.

And then added a new wardrobe which was custom built on site.

Classic-designed house can be full of charm, however there is nothing charming about a 1930’s kitchen. For this reason the clients called us to help them with the renovation.

We started by completely removing the old kitchen. This required a complete demolition of the area and we started from scratch.

All new cabinet and doors, and gave the counter top a new look with amazing Caesar Stone bench tops. All new stainless-steel Westinghouse appliances.

After that, new splash back and installed all new down-lights and 2 feature pendant lights, all new power points.

Thanks to Zapt Electrical Cardiff for assisting us with all the electrical installation in this house. All the plumbing problems are also solved. We complete new plumber throughout. Thanks for assistance from the Pro Plumb Wallsend.

We installed the new modern kitchen cupboards according to the customers design. Gloss white 2-pac cupboards and a Caesarstone top bench.

We further installed a Westinghouse gas cook-top and electric oven for the cook in the home and the Oliveri double bowl sink and posh Solus MKII sink mixer for the dishwasher in the family.

Our tiler went to work on tiling up the splash back with 600 x 600mm gloss white rectified tiles. And then the ‘sparkie’ finished up installing a set of white power points to add that finishing touch to the Kitchen Remodel.
